E-commerce and logistics lead to strong industrial demand in most markets in the region.

Mexico City, Mexico: Of the nine industrial corridors, four have 100% occupancy, which indicates high levels of demand requested by the market, reaching a class A industrial inventory of just over 13 million square meters.

The occupancy levels of the corridors set the tone not only to increase the construction and accelerated planning of 13 industrial parks, but also encourage the expansion of the existing corridors.

As the industry is the main source of real estate growth in the current situation, the positive impact of investment vehicles, as well as infrastructure projects in operation in the country, are greatly favored.

Monterrey, Mexico: Gross absorption in the last quarter was just over 258 thousand m², where 61.8% corresponds to Built-To-Suit type projects. Likewise, it should be noted that the accumulated gross absorption as of the second quarter of 2021 was 396 thousand m², while the accumulated gross absorption this year was 483 thousand m².
